What legitimately changes a quote
- Measured area. Homeowners underestimate turf area by roughly a third on average. A yard people describe as "about five hundred feet" is frequently seven hundred.
- Access. A three-foot gate downtown, or stair-only terraces in MacDonald Highlands, means hand-carrying equipment and a longer visit. This should be quoted in advance, not discovered on the day.
- Condition. A lawn on a six-month schedule is a straightforward visit. A ten-year-old pet lawn that has never been serviced is a restoration and may need a second pass.
- Surface type. Landscape lawn, putting green, and pool-surround turf are three different jobs. A property with all three is priced as three jobs, not one square-footage total.
Pricing patterns to walk away from
- A firm price over the phone without a measurement. Nobody can price a lawn they have not measured. The number is either a lead-generation figure that will rise, or a rate that assumes the smallest plausible yard.
- A flat rate regardless of pets. Pet treatment is a real material and labour cost. An operator including it "free" at any size is either not doing it or has priced it into an inflated base rate.
- Anything under $250 for a full service. That does not cover the fuel, water, heated extraction, product, and the labour a real deep clean takes. It buys a rinse.
- Infill quoted without a depth check. Infill is sold by volume. Quoting it before measuring depth means the number was invented.
- Pressure to sign an annual contract on the first visit. Maintenance plans should earn the renewal each time. There is no reason for a term commitment on residential turf.
