Every visit runs the same four stages in the same order, because the order is what makes it work. Grooming before extraction sets the dirt. Extraction before agitation pushes silt deeper. Sequence is most of the craft.
01Stage
Inspection & probe
Measured area, infill depth by zone, UV map of pet zones, drainage verdict.
A quote given over the phone is a guess, and in this trade it is usually a guess that goes up on the day. We measure instead.
The probe tells us infill depth against spec, which is the single best predictor of whether your matted lawn will come back with grooming or needs volume added. The blacklight tells us where the urine actually is, which is frequently not where the homeowner thinks. The flood test tells us whether a drainage complaint is a turf problem or a base problem, and if it is the base, cleaning will not fix it and we will say so before you pay for one.
02Stage
Clear & agitate
Surface clear, infill agitated and open, silt suspended rather than packed.
Washing a lawn full of leaf litter just makes wet leaf litter. Everything organic comes off first, by hand where it is caught in seams and by blower everywhere else.
Then the power broom goes over the lawn to break up the compacted infill layer. This is the step that separates a real clean from a rinse: unless the packed infill is mechanically agitated first, water pushes the silt further down rather than lifting it out. Everything that follows depends on this being done properly.
03Stage
Extract & sanitize
Silt and contaminants removed from site, bacterial load knocked down, enzymes working.
Heated water at controlled pressure through a wide fan tip, with vacuum recovery. The recovery is the part that matters: solids leave with us instead of settling back into the base as the lawn dries.
Pet zones identified at inspection get flooded and extracted first to remove the loose salt load, then a live bio-enzymatic culture goes down at volume so it reaches the backing where the uric acid actually is. The rest of the lawn gets a full antimicrobial pass. Both products are non-toxic, pet-safe, and child-safe.
04Stage
Groom, restore & verify
Fibre upright, infill at depth and evenly distributed, drainage verified, photos sent.
Multiple directional passes lift the fibre against the nap and stand the blades back up. Crushed zones under furniture and play equipment get worked specifically until they match the surrounding lawn.
Migrated infill is swept back from the edges and low spots into the traffic lanes that lost it, and topped up with matched material where the depth check came back short. A final pass sets a consistent nap so the lawn reads uniform from the patio rather than patchy.
Then we flood the low spots again. If drainage has not improved, you hear it from us before we leave rather than finding out in the next storm.

Things we turn down.
- Quote your lawn over the phoneHomeowners underestimate turf area by roughly a third on average. A phone number is either a lead-generation figure that rises on the day, or it assumes the smallest plausible yard. We measure.
- Sell a cleaning that will not fix your problemIf the flood test and probe say your puddling is a failed sub-base, cleaning will not touch it. You will hear that on site, at no charge, instead of paying to find out.
- Use a turbo nozzle on your turfIt frays fibre tips permanently and blows infill out of the lawn. It is fast, it looks impressive, and it is the most common way turf gets destroyed in this valley.
- Quote infill without measuring depthInfill is sold by volume. Quoting it before a depth check means the number was invented.
- Power broom a putting greenGreen speed is a function of sand depth and fibre orientation. Landscape equipment on a nylon putting surface changes both.
- Tell you a pet treatment is permanentThe urine we remove is gone. Your dog makes more. Anyone claiming otherwise is selling something.
