What we see in Water Street District
The Water Street District is the original Henderson townsite, built out in the 1940s and 50s for Basic Magnesium workers, and it is a different housing stock from anything else in the city: small single-storey homes on compact lots with narrow side access and alleys behind.
Downtown has been through a serious revitalisation and a lot of these properties have been renovated in the last decade, which has brought a wave of new turf conversions to lots that never had turf before. The installs are new; the constraint is access. Getting equipment into a fifty-year-old back yard through a three-foot gate is the actual job here.
12Water Street District conditionsLocal factors
Why turf behaves this way here.
- Tight and alley accessNarrow side gates and rear alley entry. We bring compact equipment and size the visit for hand-carry rather than turning up with a truck that will not fit.
- Small, recently converted lotsNew turf on old lots. Generally in good condition, needing interval maintenance and infill checks rather than restoration.
- Older irrigation and drainageMid-century lots have drainage and grading that predate any turf consideration. Standing water here is often a grading problem, not a turf problem, and it is worth knowing which before paying to clean it.
- Rental and investment propertiesA significant share of this district is tenanted. We schedule with property managers, invoice separately, and document condition with photos on turnover.

FAQWater Street DistrictLocal questions
My gate is barely three feet wide. Can you still do the job?
Yes. Compact access is standard downtown and our equipment is sized for it. Tell us when you book and we will bring the right setup rather than discovering the gate on the day and rescheduling you.
Water pools in one corner after it rains and it never drains.
On a townsite lot that is frequently the original grading rather than the turf. Cleaning restores drainage through the turf, but if the ground under it slopes into that corner, water will keep collecting there. We will probe and tell you which one you have before you pay for a cleaning that will not fix it.
I manage several rentals down here. Do you do turnovers?
Yes. We schedule multiple properties together, invoice per property or consolidated, and provide dated photo documentation of turf condition, which is useful at turnover and for deposit questions.
