Cadence is the newest large-scale community in Henderson and it is still actively building out across 2,200 acres. Almost every turf install here is under ten years old, much of it under five, and it is all sitting in the middle of a live construction site.
That produces a very specific pattern. The turf is in good condition: the fibre is new, the base was built to current standards, the drainage works. What it has is a continuous coating of construction grit that makes a two-year-old lawn look tired. It cleans up dramatically well, and it needs doing more often than the age of the turf would suggest.

My turf is two years old and already looks grey. Did I get bad turf?
Almost certainly not. You live in an active construction zone and you have a coating of surface grit sitting in the top of the infill. It has not had time to compact or damage anything. This is the single most satisfying cleaning we do in Henderson: the recovery is close to total.
Should I bother cleaning turf this new?
Yes, on a longer interval than a pet lawn but shorter than the turf’s age suggests, because of the dust. It is also the right time to check infill depth, since builder packages are frequently installed at the low end of spec and topping up early is what prevents matting at year five.
Construction is still going on next to me. Should I wait until it is finished?
No. Waiting means years of grit working its way down into the infill, which turns an easy surface clean into a compaction problem. Clean on interval through the build and you keep the lawn in the condition it is in now.
